By accessing and using Acres Loop ("the Platform"), you accept and agree to be bound by the terms and provision of this agreement. These Terms of Service ("Terms") constitute a legally binding agreement between you and Acres Loop Private Limited, a company incorporated under the laws of India.
If you do not agree to abide by the above, please do not use this service. The Platform is operated in compliance with Indian laws including but not limited to the Real Estate (Regulation and Development) Act, 2016 (RERA), Information Technology Act, 2000, and Consumer Protection Act, 2019.
2.1 Account Registration
- Users must provide accurate, current, and complete information during registration
- Users are responsible for maintaining the confidentiality of their account credentials
- Users must be at least 18 years old to create an account
- KYC verification is mandatory for all users as per Indian regulations
2.2 User Categories
- Property Owners: Individuals or entities listing properties for sale, rent, or lease
- Tenants: Individuals seeking rental or lease properties
- Investors: Individuals or entities seeking investment opportunities
- Agents: Licensed real estate professionals facilitating transactions
2.3 Prohibited Activities
- Posting false, misleading, or fraudulent property information
- Harassment or inappropriate communication with other users
- Violation of any applicable laws or regulations
- Attempting to circumvent platform fees or commission structures
- Using the platform for money laundering or illegal financial activities
3.1 Property Listings
- All property listings must comply with RERA guidelines and local regulations
- Property owners must provide accurate information about their properties
- All properties must have clear legal titles and necessary approvals
- The Platform reserves the right to verify and approve all listings
3.2 Commission and Fees
- The Platform charges a commission of 1-2% on successful property sales
- Subscription fees are charged as per the selected plan
- All fees are inclusive of applicable taxes (GST)
- Commission is payable only upon successful completion of transactions
3.3 Transaction Facilitation
- The Platform facilitates connections between buyers, sellers, tenants, and landlords
- All legal documentation and due diligence remain the responsibility of the parties
- The Platform provides tools and resources but does not guarantee transaction completion
4.1 Payment Processing
- All payments are processed through secure, RBI-approved payment gateways
- Subscription fees are charged in advance for the selected period
- Commission payments are due within 30 days of transaction completion
- All amounts are in Indian Rupees (₹) unless otherwise specified
4.2 Refund Policy
- Subscription refunds are governed by our separate Refund Policy
- Commission payments are non-refundable once transactions are completed
- Disputed payments will be resolved as per our dispute resolution process
5.1 RERA Compliance
- All real estate projects must be RERA registered where applicable
- Property advertisements must include RERA registration numbers
- Carpet area measurements must follow RERA guidelines
- All promotional materials must comply with RERA advertising norms
5.2 Legal Documentation
- Property owners must provide clear and marketable titles
- All necessary approvals and clearances must be obtained
- Environmental clearances must be provided where required
- Occupancy certificates must be available for completed projects
The Platform acts as an intermediary and facilitator. We do not guarantee the accuracy of property information, the completion of transactions, or the legal validity of properties listed. Users are advised to conduct their own due diligence and seek professional legal and financial advice.
Our liability is limited to the fees paid by users for our services. We shall not be liable for any indirect, incidental, special, or consequential damages arising from the use of our platform.
Any disputes arising from the use of this platform shall be resolved through arbitration in accordance with the Arbitration and Conciliation Act, 2015. The arbitration shall be conducted in Mumbai, Maharashtra, India, and shall be governed by Indian law.
Users may also approach consumer forums as per the Consumer Protection Act, 2019, for resolution of consumer disputes.
We reserve the right to modify these Terms at any time. Users will be notified of significant changes via email or platform notifications. Continued use of the platform after such modifications constitutes acceptance of the updated Terms.
